Policy Changes
Butterfly Haven’s management team reserves the right to make changes deemed necessary to these rules and regulations at any time, without prior notice.

Office Hours
The office will be open Monday through Friday from 8am to 5pm.
After hours urgent calls, please call or text 256-647-3017 or 256-572-1661.
In the event of an emergency, please contact 911.

Booking
Booking requires an application fee of $50 and security deposit of $150 to hold your reservation- in total a cost of $200 to book your stay.
$150 of that may be refunded or applied to your account after check out, if the site is kept in accordance with all of Butterfly Haven policies. $50 is a non-refundable site fee.
Rental Agreements may be extended with approval by management.

Butterfly Haven's staff reserves the right to determine accommodations/sites needed if you are making arrangements more than
months in advance.

Check-In Time: 10:00 am
Check-Out Time: 11:00 am
If you will be arriving outside of these times, we ask that you communicate in advance so that we can make someone available for check-in.

Fee Schedule:
NOTE: RATES ARE SUBJECT TO Change.
Application fee and deposit will be due upon booking. This includes the following:
$ 50 non-refundable application fee
$ 150 refundable security deposit
The monthly rent is non-refundable. The monthly rate is due each month on the 1st, and will be considered late by the 5th.
The monthly rent includes approved 4 person access to the park, unless otherwise approved by management and additional fees may be required.
Guests must be 55 years and older, or approved by management.
The state of Alabama requires sales tax on rental rates and occupancy charges for the first three (3) month’s rent only- the current tax rate is set at 9%. The security deposit will be refunded upon check-out, if policies have been adhered to.
We reserve the right to withhold security deposit in any event that the site or park is not maintained, and the policies set in place have not been followed, or for any damage and repairs. This includes proper check-out through management. Leaving without checking out will automatically forfeit the deposit.

Fees and Damages
If the monthly invoice is not paid within 5 days after the due date, Guests will be charged a $50 late fee. Failure to make payments or payment arrangements within 2 weeks (14 days) of the payment due date will be considered a cancellation of the site rental agreement and guest(s) must leave the park. At that point, a detainer warrant will be filled for non-payment. Cleaning fees may apply if your site is not left up to Butterfly Haven's standards upon checkout. Trash, landscaping, and maintenance repairs will result in charges or fees. Guests and their visitors will be responsible for any damages they cause. We reserve the right to implement any necessary fees in any even that our policies are not adhered to.
RV CANCELLATION Policies
If you are renting a RV site and must cancel, we require a 14 day notice. If cancelled with at least a 14 day notice, you may be issued a refund as soon as possible, but we will withhold a $25 cancellation fee. With less than a 7-day notice, we maintain the right to withhold all deposits.

Minimum and Maximum Stay
The minimum stay is one week at a cost of $250. Please contact us to inquire about our discounts on yearly bookings! We would love to have full time tenants.

Liability
The use of Butterfly Haven facilities is to be used at the users own risk. Guests are responsible for their visitors. Butterfly Haven assumes no responsibility or liability for the safety and security of RV tenants/campground guests/visitors. Butterfly Haven will assume no accountability for any personal items, due to misplacement, theft, vandalism, fire, any casualty, or any act of God. All guests and visitors of this property will be responsible for their own personal property and should maintain insurance.
Common Courtesy
Please be respectful and considerate to all guests and staff. We want our park to be a positive, welcoming environment for everyone! Respect each others privacy. Common areas are to be shared respectfully. Please be aware of any harsh lighting that could disrupt others stay. In the event that profanity, inappropriate behavior between guests or staffing occurs, you may be asked to leave and forfeit any right to receive a refund.

Alcohol and Smoking
If you smoke outside the units, please dispose of all reminisce in a responsible manner. Guests and visitors are expected to behave respectfully. In the event that anyone on the premises cannot maintain composure and be respectful, they will be asked to leave, forfeiting all reservation rights. There will be no refunds issued. If younger visitors of the park are approved to visit, they must be 21 or older to smoke or consume alcohol.

Illicit Drug Use
At Butterfly Haven, drug use is prohibited. In the event that any is speculated, you will be asked to leave, and there will be no issued refunds.
Safety
Police activity at your site may result in immediate removal.
All weapons should be kept in compliance with all state/federal laws. All firearms/weapons must be kept unloaded and in a case while on the property. No discharge or use of firearms in the park. Speed limit is 5 mph. If you observe any activity you believe to be of concern, please contact us at (256) 647-3017.

Pet Policy
We prefer pets! We are pet friendly and encourage you to bring your approved cats and dogs to accompany you during your stay. Dogs must be approved by management, and will be limited to 2 dogs per site. No aggressive breeds will be allowed. Dogs will have to be accompanied and maintained on a leash through the park. Dog waste must be immediately removed and disposed of. If this policy is not adhered to, a $25 fee will be applied to your account. Excessive barking is prohibited. Cats are not free to roam the park. Cats also have a 2 cat restriction per site. If any animal is aggressive, you will be asked to leave without any issued refund. We reserve the right to refuse any animal or require any removals at any time. Pets may not be left outside unattended. Folding pet structures are allowed, but may not disrupt any landscaping. Move fences often to ensure pet urine will not kill any grass. All items must be removed from grassy areas for landscaping maintenance. Guests will be notified of the maintenance schedule. If workers remove pet gates to cut grass, the guest will be charged a minimum $15 fee. If you are traveling out-of-state, bring a copy of your pet's records/vaccines.

Noise Control
Generators will not be allowed unless otherwise approved by management in the event of an emergency. Fireworks are prohibited. Enjoy your stay, but be mindful of other guests. All music should be maintained at a respectful level. The lights should be dimmed at 10pm and this will begin quiet time hours until 8am the following morning. No loud trucks or stereos are allowed between these hours.

Trash
Guests are required to have trash ready for pickup. Any work performed by our staff to move items/garbage in order to maintain property appearance will result in a minimum charge of $25.

Vehicle and Occupancy
Each reserved site includes parking for two vehicles. Additional parking for boats or cars must be approved by management and there may be additional parking pass fees applied. Boats and trailers must be kept in a designated area. Parking on grass or vacant sites is strictly prohibited. No vehicle repairs or maintenance or washing may be done in the park unless approved by management. Upon check-in you will be asked to provide your vehicle make, model, color and license plate number. In case of emergency, guests must have their own vehicle available to move RVs.

Site Appearance
A positive environment is our top priority- this includes cleanliness. All outdoor furniture and decor must be approved by management. Upon approval, all sites must be kept orderly and without clutter. Storing items under RV/Campers is not allowed. All trash should be bagged and taken to the dumpster or placed in designated garbage cans. Canopy tents/outdoor rugs are allowed if approved by management. They must not be left out long enough to disrupt any landscaping- and must be removed prior to maintenance. You will be notified of scheduled maintenance beforehand. Additional decks, patios, carports, storage buildings, tents/tarps, and fences are prohibited, or any structures unless otherwise approved by management. Skirting is prohibited unless approved by management. Management reserves the right at any time to ask guests to remove any item on site or to remove or disassemble anything built on site. Household items must be kept indoors. Hazardous materials shall be discarded properly. Please leave park facilities as you would like to find them. If they need attention, please contact us. State law requires no fluid discharge of any kind, including sink water, be allowed on the ground.

RV/Camper Requirements
Each RV must be approved by management. We typically require 2015 models or newer, however we will not discriminate against units strictly according to age, but appearance and function are important. RVs should be in good condition mechanically as well. We will request pictures of all RVs in order to be approved by management. We reserve the right to refuse units. We do not offer a bath house, units should be self-contained. RVs must have well maintained holding tanks.

Water
If the temperature falls below freezing, you must have a heated, insulated hose to stay connected to the park water spigot. Failure to do so may cause damage to the campground spigot, resulting in a minimum $50 charge billed to guests.

You cannot receive mail to this facility. For long term tenants, we suggest a P.O. Box. If you require a package to be delivered within your stay, please call us. We reserve any right to refuse delivery, and in the event delivery is approved, we are not responsible for anything lost or damaged.

Solicitation
No peddling, soliciting or business enterprise is allowed in the park. Signs for the sale of products or services are prohibited.

Damages
In the event that any guest or visitor damages any aspect of our park, landscaping, or equipment, they will be held liable for the value of the repair. We reserve the right to end your stay and ask you to leave- without reimbursing any payments.

Guest Property
All guests are welcome to use our parks and amenities at their own risk. Guests are responsible for securing your personal items. Butterfly Haven will assume no liability for loss or damage to personal property or injury to guests or animals. In the event of a catastrophic event, we will not be responsible for any damages or injury.

Right of Use
We withhold the right to accept or deny anyone access to our park. In any event that a guest is asked to leave, we also reserve the right to withhold any payment, and there will be no issued refunds.

Golf Carts
Guests are allowed to bring and use their golf carts and must obey all campground rules and regulations. You must be 18 years of age to drive the golf cart on the premises, and there is a 5 mph speed limit. All motor vehicles must have a state registration, be operated by a licensced driver and driven only on established roadway designated for their use. Golf cart owners should maintain insurance. Guests are responsible for any damages caused by their actions. No unauthorized utv/atv usage allowed.
